Commercial Building Automation Project for Toorak College

This project involved the automation of a large theatre within a prestigious college, where a retractable seating system needed to be seamlessly integrated into the building’s management system (BMS). The objective was to enhance safety, control, and efficiency by designing a proprietary automation system that ensured secure and reliable operation.

A key challenge was developing a custom control system that allowed the retractable seating to function smoothly while integrating with the BMS. To achieve this, we implemented a proprietary control system equipped with encoders and travel sensors. These additions ensured that the balustrade gates could only be opened when it was completely safe to do so, preventing any risk to users or operational errors.

Security was a top priority, and we deployed a proprietary access control system that restricted operation to authorised personnel only. This ensured that only trained staff could manage the retractable seating, preventing unauthorised use and potential safety hazards.

Beyond security, the system was designed to improve the overall performance of the retractable seating. The installed sensors provided real-time feedback, allowing the system to automatically stop when reaching its travel limits. This enhanced its longevity by preventing mechanical strain and unnecessary wear over time.

The end result is a highly secure, intelligent automation system that not only integrates seamlessly with the college’s BMS but also ensures that the retractable seating operates efficiently, safely, and only under the control of authorised personnel. This project highlights how custom automation solutions can elevate the safety, reliability, and functionality of complex mechanical systems within educational institutions.
